This booking calendar shows an up to the minute view of the cottage availability and you can reserve a booking slot as well. The booking process is fairly simple. Just start with the duration you would like and respond to the prompts when requested. No payment will be sought until the sender receives an e-mail acknowledgement of the reservation they have made.

Deposit. £100.00 per week

Refundable security deposit. £100.00 is required to cover any damage or breakages to the property as per our Terms & Conditions

Payment can be made by the following methods (1) bank transfer (please call after booking) (2) Debit or credit card payments are fine. Call us on 07711 577235 and we will send a payment link.

Currency Charges. Please ensure when making a payment in a foreign currency that you pay your bank’s currency conversion charges.BIC/SWIFT operates in internationally. International transfer payments fees will be charged back.

Fibre broadband. A mesh wireless network provides resilient and stable connectivity 

Mobility. If you intend to use the stairlift please call us so we are all confident that the facilities are completely fit for your purposes. The stair is quite narrow and the lift is limited to a 100kg loading weight.

Towels & bedding. A bath and hand towel is provided for each person in the party. Tea towels and bedding are also included. The kitchen will normally be stocked with tea coffee, salt, pepper, cooking oil and a selection of herbs and spices. For your convenience initial supplies of toilet paper, kitchen paper, washing liquid, washing machine and dishwasher tablets are also provided.

Infants. A high chair, babies bath and travel cot (but not bedding) are provided

Heating. The cottage is heated via a gas boiler and radiators. A controller raises and sets back room temperatures depending on the time of day. The owners will happily change the schedule and temperature settings if required.

Induction Hob. The cottage uses a magnetic induction hot plate. Users with a heart pacemaker are advised to consult first with their doctor prior to arrival.

Pets. Generally no cats or dogs please. Assistance animals are fine but you need to call us first.

Courtside Cottage West Port, Falkland nr St Andrews

We are confident that guests will have an enjoyable stay at Courtside Cottage. The owners, Lindsey & Stewart, are on hand to welcome you and provide advice and support during your break. We do take our customers’ comfort, enjoyment and safety seriously. We would ask you flag issues promptly and give us the opportunity to rectify them. Bank transfers via BACS and Faster Payments between UK banks are free.

The following terms apply: “Owner” shall mean the owners of the property. “Customer” shall mean the individual who made the booking. “Tenants” shall mean the Customer and their party members.

CONTRACT

When you submit a booking via our online booking system, you will receive an automatic email to the address you provide on the booking form.  A contract shall only arise once your booking is confirmed by the Owner and the deposit has been cleared in the owner’s account.

GENERAL TERMS

Courtside Cottage is strictly pet-free and non-smoking.

The solid fuel stove is not opoerational.

Strictly. Candles or other naked lights are not permitted in the property.

The cottage enjoys its own patio and decorative border for your exclusive use.

Falkland is approximately 20 miles from St Andrews. Some third party listings imply that proximity is much vloser.

The Customer shall undertake to prevent any member of their party from causing a nuisance or disturbance in or around the property, its gardens and adjacent public areas.

The Customer shall not sub-let the premises  and accepts that the letting is a holiday let to which Section 12 (2) and paragraph 8  Schedule 4 of the Housing (Scotland) Act 1988 apply, namely, “a tenancy the purpose of which is to confer the tenant the right to occupy the house for a holiday.”

Strictly.The people occupying the premises will be only those stated in the booking agreement.


Mobility features. Ramps, rails, stairlift etc are detailed on www.courtsidefalkland.co.uk/mobility or on request. The Customer needs to satisfy themselves prior to booking that the facilities in total are fit for their purposes. For the avoidance of doubt any queries should be raised with the Owners who will be pleased to answer questions and endeavour to meet specific needs. We will try to accommodate any request to visit the cottage prior to a booking.

The house will be available not later than 4pm on the first day of the let and vacated by 10am on the last day of the let. Earlier arrival may be possible if you call us and we can do it. The Owner has the right to enter the property at any reasonable time for the purpose of inspection, meter reading, repair, work, etc.

Breakages, loss or damage.  The Customer shall report any deficiency which they notice on arrival, and any which occurs during their stay and will be liable for the replacement cost of the items broken, lost or damaged.

The Customer undertakes to leave the cottage secure (garden gate locked, cottage and patio doors locked and windows snibbed shut) when left unoccupied during the period of let.

The property will be in a clean condition on your arrival and the Customer must leave it in a like condition. 

The Customer undertakes to relieve the Owner from any liability for damage or injury, however caused, by any member of his party.

Payment

Deposit. Holding deposits are £100 per week or part week booked (payable on booking).  Your booking will be confirmed following the deposit clearing in the owners account. 

Balance:  The balance is payable sixty days before the arrival date or otherwise immediately.

Deposits are not refundable. Balance . A refund will be made if the booking is re-let (& pro rata and less any promotional or marketing costs).
